Am I required to make my property available to Section 8?
Property owners are generally required to consider applicants using Section 8 Housing Choice Vouchers in accordance with applicable state and local fair housing laws. However, voucher holders must still meet the property's screening criteria, including rental history, income requirements (where permitted by law), credit standards, and other lawful qualification requirements.

Can I reach you after hours?
Yes. We provide an emergency contact line for urgent situations involving immediate threats to life, safety, or significant property damage. Most maintenance requests and property issues are addressed promptly during normal business hours, with the majority of non-emergency repairs and concerns coordinated the next business day. Owners and tenants can conveniently submit requests through our online portal, ensuring timely communication and follow-up. -
Can you put the money directly into my account?
Yes. We offer secure direct deposit for owner disbursements. Payments are accompanied by detailed statements that explain rent collected, fees, and any maintenance or third-party expenses. -
Do I get to see the lease or sign it?
Yes. Owners are provided with a copy of the completed lease agreement for their records and review. To ensure an efficient leasing process, Oregon Real Estate Group LLC typically executes lease agreements on the owner's behalf as authorized under the Property Management Agreement. However, owners are welcome to review lease documents at any time, and special requests for owner involvement or can be accommodated when needed. -
Do you sell real estate too?
Yes! As a full-service brokerage, we provide real estate sales services in addition to property management. If you are interested in buying or selling, we can connect you with our listing and buyer representation team to discuss strategy, market value, and timing. -
How and when do I get my checks?
Owner disbursements are issued on a regular schedule—generally monthly on the 10th—after rent is collected and any approved expenses are reconciled. You can receive funds by direct deposit or by check, and each disbursement includes a transparent statement accessible via our owner portal. -
How is rent collection handled?
We deploy multi-channel rent collection: online payments, recurring ACH, credit/debit options where appropriate, and traditional payment methods if needed. Automated reminders, digital receipts, and consistent enforcement of lease terms help reduce delinquencies; late fees and collections follow the lease and applicable Oregon laws. -
How long of a lease do you sign?
Standard leases are typically 12 months, which aligns with market expectations for stability and predictability. We also offer shorter or longer-term options when market conditions or owner preferences call for flexibility, and we recommend term lengths based on local demand and investment goals. -
How much security deposit do you charge the tenant?
Security deposit amounts follow Oregon law and local market standards. Commonly deposits are equivalent to one month’s rent minus $100, but the final amount is set based on rent level, tenant screening outcomes, and specific property considerations. All deposits are handled in compliance with statutory requirements. -
How soon can you start managing my property?
We can begin once a signed management agreement and basic onboarding materials are complete. Typical onboarding includes a property inspection, document transfer, keys, and account setup; many properties can be listed and actively marketed within days of completing the agreement. -
What type of properties do you manage?
We manage a broad range of properties across Oregon: single-family homes, multi-family units, condominiums, townhomes and small apartment complexes. Our experience across residential and multi-family markets allows us to tailor marketing, leasing, and maintenance strategies to each asset type. -
What type of reports do I get and how often?
Owners receive regular financial statements and transaction ledgers—typically monthly—plus maintenance summaries and leasing activity reports. We also provide real-time access to statements, tenant information, and maintenance requests through our secure owner portal and can deliver custom reports on request. -
Who holds the tenant security deposit?
Tenant security deposits are held in a separate trust account in accordance with Oregon law. We maintain accurate records of all deposits, provide clear accounting, and administer the return or lawful disposition of security deposits in compliance with lease terms and applicable statutory requirements.
