Can you hold a place before I apply?
Properties are typically rented on a first-qualified, first-served basis once a completed application and any required fees have been received. To give yourself the best opportunity, we encourage you to submit your application promptly through our secure online application portal. If you prefer to apply in person, our office is open **by appointment only**. Contact us to schedule a convenient time. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in requirements vary by listing. Most properties require the first month’s rent and a security deposit. Exact move-in costs are disclosed on each listing and during the application process so you have transparent pricing up front. -
How old do you have to be to apply?
Applicants must be legally able to enter a lease, which is generally 18 years or older. -
Is the deposit refundable?
Security deposits are generally refundable, provided the home is returned in accordance with the lease terms, is clean, and is free of damage beyond normal wear and tear. Deductions may be made for unpaid rent, cleaning, damages beyond ordinary wear, or other amounts permitted under the lease and Oregon law. Any remaining balance will be returned within the timeframes required by applicable law, along with an itemized accounting when required. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history criteria. Cosigners must meet financial qualifications and sign a guarantor agreement; we can outline the specific requirements during application review. -
You have a property I want to rent. How do I apply?
Apply online via our secure portal for the property you are applying for. A complete application, application fee, photo ID, proof of income, and rental references are typically required. Applying early and providing complete documentation speeds up approval. -
How do I pay rent?
Rent is due on the **1st of each month** and is considered late if not received by the end of the **5th**, unless otherwise specified in your lease. Most residents pay rent securely through the Resident Portal using ACH (electronic bank transfer), which provides convenient payment scheduling, faster processing, and electronic receipts. We also accept check or money order payments as outlined in your lease. Please refer to your lease agreement for complete payment instructions and available payment options. -
I want to get a pet. What do I do?
Please review your lease and contact our office before bringing any pet into the property. Pet approval is required, and some homes may allow pets with an additional refundable pet deposit. Breed, size, age, or quantity restrictions may apply depending on the property and owner requirements. Requests for service animals or emotional support animals are evaluated in accordance with applicable fair housing laws. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants named on the lease are typically jointly responsible for the full lease term. If one tenant wants to remain, that person usually must qualify independently or a qualified replacement tenant must be approved by management. Lease changes require written approval and a formal lease amendment. -
My lease expiration is coming and I want to move out. What do I do?
Check your lease for the required notice period and submit a written intent to vacate by that deadline. Follow move-out procedures in the lease, schedule a move-out inspection if available, and return keys to avoid penalties and to facilitate timely deposit repayment. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and repairs are handled by our property management team, while residents are responsible for any damage resulting from negligence, misuse, or lease violations. To ensure prompt service and proper documentation, all maintenance requests should be submitted through the Resident Portal. Our team will review your request and coordinate repairs as quickly as possible based on the nature and urgency of the issue.
