Most buyers order a licensed property inspection; timelines are specified in the Purchase Agreement. Buyers may request specialized inspections for roof, plumbing, HVAC, or other systems. If the buyer finances the purchase, the lender will usually order an appraisal to confirm the home’s value for underwriting.

A title and escrow company will verify clear title, review recorded history, and certify that the property can be transferred free of encumbrances at closing.

Contingencies

Contingencies are conditions that must be met before a contract becomes binding—common ones include inspections and loan approval. Buyers typically must secure financing and insurance, review title reports and disclosures, and complete inspections (roof, pest, boundary, well/septic, mold, lead, HVAC, etc.).

Responding objectively to renegotiation requests requires experience. A professional listing agent helps you evaluate options and protect your interests throughout renegotiation.

Loan Approval and Appraisal

Prefer buyers with written lender pre-approval or loan commitment rather than verbal pre-qualification. Expect the lender’s appraiser to verify that the agreed sales price aligns with market value.
